Buying a home is a complex journey, but breaking it down into specific stages can help make the process more manageable. Here is what you need to know to navigate the path from planning to closing: 


  • Assess your readiness: Consider your long-term goals and whether homeownership is the right financial move for your timeline.
  • Budget carefully: Avoid looking only at the purchase price. Factor in the down payment, closing costs (typically 2%–5% of the purchase price), property taxes, homeowners insurance, HOA fees, and maintenance costs 
  • Check your credit: Your credit score impacts your mortgage terms and interest rates. Ensure your report is accurate and dispute any errors. 
  • Get pre-qualified or pre-approved: This is often the first step in the actual buying process. It shows sellers you are a serious buyer and helps you understand exactly what you can afford. 
  • Maintain your financial status: Once you are pre-qualified, avoid making major new purchases (like a car or furniture) on credit, as this can negatively impact your debt-to-income ratio and jeopardize your loan

  • Inspect thoroughly: Never skip home inspections. Look for potential red flags like water issues (smells of mildew or fresh paint covering issues), condition of major appliances (HVAC, water heater), and the state of the roof and electrical systems. 
  • Verify the environment: Consider driving by the property at different times of day—and at night—to gauge safety, noise levels, and neighbor activity 


Identify your favorite home


  • Submit an offer and agree on the terms with the seller. 
  • Option and Earnest money will be credited at closing and sent to a title company within 3 days of executing the contract.
  • Follow the option period timing to complete any inspections. 
  • Repair requests will be submitted if necessary and agreed on.
  • If you are financing with a lender it is important to stay in contact and provide any documents. 
  • Start preparing for closing. Transfer of utilities and services to your name around the close date. 
  • Hire a moving company ahead of time(if needed) and choose your move in  date after closing.
